On Stage, LLC specializes in residential staging of vacant and occupied homes for the Real Estate Market.  We provide a variety of marketing tools to help expedite the sale of your listing and to help you get top dollar for your home.  In this competitive industry, our goal is to make your listing stand out among other homes for sale in your area.  Our designers will visit your listing and then create a design plan based on the needs of the home that will showcase its best features, while minimizing the flaws or insufficiencies.

As the staging trend grows, your options for staging services grow with it.  How can you know if you are dealing with a professional and capable stager?  A great way is through word of mouth.  (See our website for testimonials)  Ask if other agents have a staging company they would recommend.  You can also ask to see photos of their staging.  Be aware that some stagers are part of associations that set up websites depicting examples of work done by someone other than that particular stager.  Our website features only homes we have staged.  Also, we are always happy to provide a list of homes currently staged that you can visit for yourself.  In 2007, we averaged 75 houses staged at any given time, so there are always many homes to see.

On Stage is also unique in that we own all of our furniture.  We have a 13,000 square foot warehouse centrally located in Portland, Oregon.  Our inventory consists of more than $2 million worth of furniture, accessories, artwork and more.  Our designers carefully select and purchase our inventory direct from a huge list of manufacturers, giving us the opportunity to choose beautiful and unusual home accessories and furnishings that give our staging that “Wow” factor.  With an ever-growing inventory of furnishings, we are able to showcase each residence to its fullest potential.

Because we don't have to shop a third party for furniture, we can quickly gather the pieces needed for your listing and install the staging in time to meet your deadlines.  During peak season, we ask that you inform us of your deadlines at the time of initial contact so that we may reserve your installation time.

In some instances, it makes sense for a real estate agent to contribute to the cost of professionally staging a home.  Consider your profit margins, analyze current market trends and what will be spent on advertising.  For the most part, an agent should be able to determine if a home is in need of this type of service, and if it would be of benefit or not. If you know it would be in the homeowner’s best interest and if you know that something will need to be done before the home is listed, it might be wise to set aside an amount of your marketing budget for staging. If it’s a reasonable fee, it is usually a worthwhile investment. It could certainly make all the difference in your showing.  Staging a home always costs less than reducing the price.

As the real estate industry often stresses, the first impression is the key factor in selling your home. Typically, a potential buyer has made up their mind ten seconds after they step in the front door. They were already forming an opinion as they pulled into your driveway!
